My rent was due on the 1st, but that was Saturday and you were not open.  Am I still late?  

     Technically, yes.  However we have built in a provision to help you - there is a 5 day grace period.  There are MANY ways to pay, including going to the post office and MAILING a money order to PO BOX 5071, Princeton WV 24740. 

What should we do for a maintenance issue?

Please call 304-589-0211 and tell them you are a renter and the nature of your issue. 

    - Please remember:  

We DO NOT accept service requests from your mom, dad, grandma, girlfriend, teacher or anyone that does not reside in the premises (such as your cosigner). To ensure the best service, repairs are coordinated with residents only - The person living there can better explain the problem than someone that lives elsewhere or even hundreds of miles away.

Report any items as soon as you notice them,  When you first move in, you have 24 hours to notify the landlord of any missing, broken or repair issues.

EMERGENCIES are handled first.  If you call at 7PM on Saturday night because one of the four burners on your stove does not work, you will most likely receive a call back within a few days.  We do not have a non emergency maintenance person for after hours non-emergencies.  

As of 12/2016, the office can take payments as a courtesy only.  No other business or maintenance issues can be taken care of at the office.  

How can you be "notified in writing"?  

Notification in writing can only be done through the United States postal service to Prime Capital, PO Box 5071, Princeton, WV 24740.  The tenants name must be signed or a notarized power of attorney must be included.  Phoning, texting or email will not preserve your rights.

When will my deposit be returned?

     Deposits are returned in accordance with WV Law.  You must notify us of your new address.  We will send a final statement after you report your move out.  Your deposit will be issued by direct deposit from a third party processor or a paper check from the processor if your email is not on file.  Deposits are issued in accordance with WV law and may take 45 days or longer.  (in some cases we are waiting on final bills from contractors that made repairs and may take longer).  Deposits are processed by a third party.  We send the final statement, and checks are sent by the third party processor for that amount.  We do not issue deposits locally.  Contacting us repeatedly regarding your deposit will result in account research charges added to your bill. 

Are my belongings covered by your insurance? 

     Never.  Your belongings are NEVER covered by our insurance.  Here are some examples - and these are only examples - this is not an inclusive list -These items are NOT covered by our insurance - and you should check in to a renters insurance policy with your agent   ---- Examples: If the roof springs a leak and ruins your TV, if a piece of the roof blows off and dents your car, our tree falls down and busts your car, your window is broken by a tree in your yard, the apartment above you overflows the tub and water ruins your bed, the apartment beside you throws a bottle out the window and busts your windshield, your roommates girlfriend steals your shoes, your school books are ruined because a water line busted, the water heater blew up and ruined your gaming system, the washing machine in your apartment ate your favorite dress, the dishwasher in your apartment broke your Ming dynasty vase, 

If I get hurt, am I covered by your insurance? 

     Never.  If you fall down the steps, drunk or sober, trip over a rug, burn yourself on the oven, fall out the window, hurt yourself lifting furniture, twist your ankle in the yard, slam your hand in the door, or any other injury - not covered by our insurance.  We have NO insurance for YOU, YOUR GUESTS or YOU OR THEIR BELONGINGS.
